PAYMENT METHOD

1. Reservation

The Buyer shall pay €3,000 as a provision of funds so that the agent may carry out the necessary procedures in order to prepare the final budget.

Procedures shall be deemed to have commenced from the moment the search and analysis of plots begins, including feasibility studies, urban planning consultations, sketches, preliminary budgets, or any other management related to the development of the project.

This amount shall be credited against the final price and deducted from the last installment of the house payment.

This €3,000 provision is NON-REFUNDABLE.

 

2. Upon approval of the turnkey budget

It will be necessary to have approximately +/- €XXX,000 available:

a. Purchase of the plot + Transfer Tax (ITP) + Notary:
€XXX,000 + €XX,000 (10%)* +/- €2,000

b. Down payment to the contractor for the PROJECT:
Stage covering from the initial design concept in the preliminary project phase through to the drafting of the Execution Project, required to obtain both the Building Permit and the subsequent Construction Management and Health and Safety Study.
Geotechnical and topographical studies are included.
€20,000 + €2,000 (10% VAT) = €22,000

 

3. Upon receipt of the building permit

It will be necessary to have approximately +/- €XX,000 available:

a. Municipal taxes + building permit: €X,000
b. Registration of utility meters: €2,500
c. Down payment to the contractor for the start of construction:
At the start of the foundations: €XX,000 (15%) + €X,000 (10% VAT)

 

4. During construction

Buyer and seller shall agree on the deadlines and amounts of the following installments until completion of the work:

a. Upon ordering materials — % + VAT
b. Upon erection of the structure with trusses — % + VAT
c. Upon waterproofing the roof — % + VAT
d. Upon installation of windows — % + VAT
e. Upon commencement of installations — % + VAT

 

5. Subsequent costs

Costs related to procedures following the issuance of the final completion certificate, concerning the legalization and registration of the construction.
